Routine checks for safety, plumbing, appliances, HVAC, and exterior structures, as well as regular cleaning and inspections.  Tasks should focus on safety (alarms, fire extinguishers, etc.), basic cleaning (ventilation, garbage disposal, etc.), and minor plumbing repairs.  Yearly tasks should include inspections of major systems (roof, HVAC, gutters, etc.), exterior repairs, and pest control.  Also caulking and painting exterior of structure.

Catching and fixing minor issues early can prevent larger, more costly repairs down the line.  Seasonal Maintenance includes:

  • Spring: Clean gutters and downspouts
  • Fall: Clear debris from gutters and downspouts, and ensure your HVAC system is prepared for the winter months.
  • Summer: Cover your air conditioner and ensure proper ventilation.
  • Winter: Check for proper heating system functionality.

Removing or replacing any faulty appliances.  Tasks should focus on safety (alarms, fire extinguishers), basic cleaning (ventilation, garbage disposal), and minor plumbing and or drywall repairs.  Yearly tasks should include inspections of major systems (roof, HVAC, gutters), exterior repairs, and pest control.  All doors and windows are working properly.  


Pressure washing sidewalks and stairways to prevent moss and grime.

  •  HVAC: Twice-yearly check-ups and maintenance by a professional are recommended for HVAC systems. 
  • Dryer Vent: Regularly clean the dryer vent to prevent fire hazards. 
  • Refrigeration: Vacuum the refrigerator coils to prevent clogs and maintain efficiency. 
  • Chimney: Clean your chimney      annually for safety and efficiency. 
  • Roof: Have your roof inspected for damage and leaks every 3 years. 
  • Gutters: Clean gutters and      downspouts to prevent water damage. 
  • Landscaping: Trim vegetation      around the home to prevent pest damage. Making a two foot barrier      where all vegetation is away from the foundation and branches over the      roof. 
  • Fire Extinguishers: Regularly check      and maintain fire extinguishers.
